Warning signs

Signs you may need roof leak or shingle repair

  • Ceiling stains

Brown or yellow marks, or paint that bubbles or peels, can mean water is getting past the roof.

  • Missing or damaged shingles

Cracked, curled, or missing shingles leave the layer underneath exposed to rain and sun.

  • Recurring leaks

A leak that stops and comes back after the next rain usually has a source that hasn't been fixed.

  • Visible flashing damage

Bent, lifted, or rusted metal around chimneys, vents, and roof valleys is a common place for water to get in.

What you see is not always the cause. Water can travel along rafters before it shows up on a ceiling, so a roof assessment is what determines where a leak starts, whether shingles or flashing are involved, and what the repair needs. Tell us what you are seeing when you call and we will take it from there.

Repair needs

Roof leak, shingle, and flashing repairs

  • Roof leak repair

Water inside the home doesn't always show up under the damaged spot. We trace the leak back to where it starts before recommending a repair.

  • Damaged shingle repair

Cracked, lifted, or missing shingles can often be addressed without touching the rest of the roof.

  • Flashing repair

Flashing seals the joints where the roof meets chimneys, walls, and vents. When it bends, lifts, or rusts, water can get in at those joints.

  • Storm-related damage

Wind and falling limbs can lift shingles or break them. We look at what the storm left behind.

Not every roof can be repaired. If damage is widespread or the roof is worn out, we will say so and explain your options, including roof replacement. If limbs hang over the roof, tree trimming and removal may be worth discussing too.

Repair or replace

Repair vs. replacement

There is no single answer. Three things guide the recommendation for your roof.

Learn more about Roof replacement

  1. Roof condition

A roof with plenty of life left is a good candidate for repair. One that is worn across its surface may not be.

  2. Extent of damage

A few damaged areas can be repaired. Widespread damage points toward a larger job.

  3. Recurring problems

If the same trouble keeps returning after repairs, replacement may make more sense than another patch.

Roof repair FAQ

Roof repair questions

Can a leaking roof be repaired?

Often, yes, when the leak comes from a contained problem such as a damaged shingle or worn flashing. We find the source first. If the roof is worn throughout, a repair may only be a short-term fix, and we will tell you that.

Do damaged shingles require replacement?

Not always. Individual damaged shingles can often be replaced without replacing the whole roof. If the damage is widespread or the surrounding shingles are worn, the recommendation may change.

When is replacement more appropriate?

Replacement is worth considering when damage is extensive, the roof is near the end of its service life, or the same problems keep returning after repairs.

What happens when I call about a roof leak?

We ask what you are seeing and where, then look at the roof to find where water is getting in, which is not always above the stain. We explain the repair and its scope before any work is approved.
